Infill plots wanted in Derby
Development Land Wanted buys infill plots in Derby and right across England and Wales. Owners and agents are both welcome.
If you own a gap between buildings on a road, it may be an infill plot. We look at how new homes would sit alongside the neighbours, how they would be reached, and whether trees or drainage affect the space.

The infill plots that interests us around Derby
We look for infill plots across Derby and the surrounding villages, particularly where there is room for parking off the road. As the county town of Derbyshire, Derby anchors the area we cover here, along with Belper, Ilkeston and Heanor.
- Side gardens with their own road frontage
- Corner plots within built-up areas
- Plots large enough for one or more homes with parking
- Land with or without an earlier planning history
Much of eastern Derbyshire lies on the former coalfield, where a coal mining risk assessment is often needed before building. The M1 corridor towns such as Chesterfield, Alfreton and Ilkeston, and the Swadlincote area near Burton upon Trent, see steady demand for small and medium housing sites.
What usually makes or breaks it
Character of the street
New homes need to suit the building line, height and spacing of the street.
Parking and access
A safe access and enough parking can decide small schemes.
Trees
Protected trees or trees in a conservation area can limit what fits.
In England, the revised National Planning Policy Framework published on 17 August 2026 replaced the old "tilted balance" with new settlement policies: development within a settlement should normally be approved unless the harm substantially outweighs the benefits, while land outside a settlement can gain support in defined circumstances.
We are based in Great Barr, Birmingham, around 32 miles from Derby, and we travel to see sites across England and Wales.

Infill plots in Derby: common questions
Will my neighbours be consulted?
Yes. The council consults neighbours on planning applications, and their comments are considered alongside policy.
Do small infill sites need biodiversity net gain?
In England, from 6 August 2026 most non-major sites of 0.2 hectares or less are exempt from mandatory BNG, unless priority habitat is affected. Wales uses a different approach.
Is Derby too far from our Birmingham base?
No. We are based in Great Barr, Birmingham, about 32 miles from Derby, and we look at land right across England and Wales.
Can an agent introduce land in Derby to you?
Yes. Estate agents, land agents and planning consultants can introduce sites with the owner's consent. Any fee is agreed in writing before details are shared, confirmed by the owner in writing and paid only on completion.
