Farmland and paddocks we are looking for in Newcastle upon Tyne
Fields that wrap around the edges of Newcastle upon Tyne and its neighbouring villages are the farmland we most want to talk about. As the main city of Tyne and Wear, Newcastle upon Tyne anchors the area we cover here, along with Gateshead, Hebburn and Blaydon.
- Fields and paddocks adjoining a town, village or suburb
- Land with road frontage or a farm track to a road
- Land put forward to a local plan or call for sites
- Land let on a farm business tenancy or grazing licence
Tyne and Wear centres on Newcastle upon Tyne, Gateshead and Sunderland, with South Shields, North Shields, Tynemouth, Whitley Bay, Washington and Jarrow. Green Belt surrounds the conurbation and separates its towns, so most housing comes from previously developed land, former shipyard and industrial sites, and town-centre regeneration. Grey belt and small fringe sites around villages can also come forward.
What usually makes or breaks it
Relationship to the settlement
Land that reads as an extension of a place is usually more promising than isolated fields.
Farm schemes
Environmental and payment schemes may have obligations to unwind or agree.
Landscape
Protected landscapes and sensitive views limit what may be acceptable.
National policy in England now recognises "medium development" of 10 to 49 homes on sites up to 2.5 hectares, and asks councils to allocate at least 10% of their housing on sites of one hectare or less and a further 10% on sites of one to 2.5 hectares.
Parts of Tyne and Wear are Green Belt, though not every town has any nearby. We check early whether a site is inside it and, if so, whether a grey belt or previously developed land case could apply.
Though we are based in Birmingham (roughly 168 miles away), distance is no barrier: we look at land across England and Wales.

Farmland and paddocks in Newcastle upon Tyne: common questions
Can I keep farming while you pursue planning?
Yes. Under an option or a conditional contract the land normally stays in your hands, and in use, until completion.
My land is let to a tenant. Can I still sell?
Usually, yes. The type of tenancy decides how and when possession can be obtained, so we look at the agreement early.
Is Newcastle upon Tyne too far from our Birmingham base?
No. We are based in Great Barr, Birmingham, about 168 miles from Newcastle upon Tyne, and we look at land right across England and Wales.
Do I need to pay anything to have land in Newcastle upon Tyne assessed?
No. Our appraisal is free and there is no obligation to sell to us.
