Farmland and paddocks wanted in Sale
We are actively looking for farmland and paddocks in Sale and the surrounding area, with or without planning permission.
Agricultural land on the edge of a settlement is one of the main sources of new housing land. We buy and take options on farmland and paddocks, and we work around tenancies, grazing licences and farm schemes.

What farmland and paddocks we want near Sale
We are looking for farmland near Sale with a realistic access, ideally land the owner has already put forward to the local plan. Sitting about 5 miles south-west of Manchester, Sale is within Greater Manchester, with Stretford and Urmston close by.
- Land with road frontage or a farm track to a road
- Parcels from a few acres to whole holdings
- Land let on a farm business tenancy or grazing licence
- Farmland where the owner wants to keep farming meanwhile
Most of the city-region is covered by a joint strategic plan, and Metrolink and rail corridors are a focus for higher-density homes. The eastern edge around Saddleworth includes part of the Peak District National Park, where landscape is a significant constraint on development.
Before we make an offer in Sale
Relationship to the settlement
Land that reads as an extension of a place is usually more promising than isolated fields.
Tenancies
Agricultural tenancies affect when vacant possession can be given; we check the type and terms.
Best and most versatile land
High-grade agricultural land can be a factor in planning decisions.
Where an English council cannot show a five-year supply of housing land, or its Housing Delivery Test result falls below 75%, the August 2026 NPPF can give policy support to suitable housing outside settlement boundaries.
Parts of Greater Manchester are Green Belt, though not every town has any nearby. We check early whether a site is inside it and, if so, whether a grey belt or previously developed land case could apply.
Though we are based in Birmingham (roughly 63 miles away), distance is no barrier: we look at land across England and Wales.

Questions owners in Sale ask
My land is let to a tenant. Can I still sell?
Usually, yes. The type of tenancy decides how and when possession can be obtained, so we look at the agreement early.
How much land do you need?
Anything from a single paddock to larger holdings. Smaller parcels next to villages can be very suitable.
Do you buy farmland and paddocks in Sale?
Yes. We buy farmland and paddocks in Sale and throughout Greater Manchester, as well as elsewhere in England and Wales. Tell us where the land is and we will give you a free appraisal.
Which planning rules apply to land in Sale?
As Sale is in England, national policy comes from the National Planning Policy Framework, revised in August 2026. Local policies in the council's development plan also apply.
