Commercial and industrial sites wanted in Tyne and Wear
If you own commercial and industrial sites in or around Tyne and Wear, we would like to hear about it. We buy directly and give a free, no-obligation appraisal.
Commercial and industrial sites can sometimes be redeveloped for housing, particularly when they sit among homes or are no longer needed for business. We assess whether a change to residential is realistic and buy suitable sites across England and Wales.

Is your land in Tyne and Wear the kind we want?
Tyne and Wear centres on Newcastle upon Tyne, Gateshead and Sunderland, with South Shields, North Shields, Tynemouth, Whitley Bay, Washington and Jarrow. Green Belt surrounds the conurbation and separates its towns, so most housing comes from previously developed land, former shipyard and industrial sites, and town-centre regeneration. Grey belt and small fringe sites around villages can also come forward.
- Industrial units and yards within residential areas
- Sites with tenants on short leases or approaching breaks
- Builders' yards, depots and storage land
- Land where employment use has been marketed without success
The Tyne and Wear Metro and the East Coast Main Line are a focus for higher-density homes, and riverside regeneration continues along the Tyne and the Wear. The coast is internationally protected for birds, so schemes near the shore often contribute to recreation mitigation, and coal mining legacy checks are common inland.

Leases
Tenancies and their protection affect when the site can be redeveloped.
Contamination
Past industrial uses usually need investigation.
Permitted development (England)
Some changes from commercial to residential use can be made through prior approval rather than a full application.
In England, the revised National Planning Policy Framework published on 17 August 2026 replaced the old "tilted balance" with new settlement policies: development within a settlement should normally be approved unless the harm substantially outweighs the benefits, while land outside a settlement can gain support in defined circumstances.
National policy in England now recognises "medium development" of 10 to 49 homes on sites up to 2.5 hectares, and asks councils to allocate at least 10% of their housing on sites of one hectare or less and a further 10% on sites of one to 2.5 hectares.

Your questions answered
Will the council object to losing business land?
Some councils protect employment land. Evidence that the site is no longer needed or suitable for business can help.
Do I need to market the site first?
Not to sell to us. Marketing evidence can, however, support a planning case for change of use.
Do you buy commercial and industrial sites in Tyne and Wear?
Yes. We buy commercial and industrial sites in Tyne and Wear and throughout Tyne and Wear, as well as elsewhere in England and Wales. Tell us where the land is and we will give you a free appraisal.
Which planning rules apply to land in Tyne and Wear?
As Tyne and Wear is in England, national policy comes from the National Planning Policy Framework, revised in August 2026. Local policies in the council's development plan also apply.
